The Opportunity
We’re seeking an accomplished Director of Development to lead a talented team in driving new and existing development projects from acquisition through construction and completion. The successful candidate will oversee all phases of the development process — including entitlement, design, approvals, and construction — while aligning with corporate objectives and long-term growth strategies. This role is ideal for an experienced leader who combines strategic thinking with hands-on project management expertise and a passion for building vibrant, well-designed communities.

Responsibilities:

  • Oversee and guide the development lifecycle for multiple projects from acquisition, design, and approvals through construction and divestment.

  • Monitor market and building trends, product evolution, and innovative design strategies to inform development decisions.

  • Support land acquisition and due diligence processes by conducting feasibility assessments and risk evaluations.

  • Ensure zoning amendments, development permits, and building permits are obtained on schedule.

  • Act as the corporate representative in meetings with municipal authorities, community stakeholders, and partners.

  • Oversee the completion of tender and construction drawings to align with approved project pipelines.

  • Lead the standardization and continuous improvement of product design, incorporating lessons learned, evolving codes, and best practices.

  • Collaborate with senior leadership and ownership on key design and development decisions to ensure strategic alignment.

  • Resolve technical or design issues that arise during construction and provide direction for future project improvements.

  • Provide accurate and timely reporting on project progress, budgets, and financial performance to leadership and stakeholders.

  • Foster a high-performing, collaborative team environment focused on mentorship, learning, and accountability.

  • Manage departmental budgets and contribute to strategic planning initiatives.

  • Lead project workload allocation and adjust as business needs evolve

Requirements

  • Minimum of 10 years of progressive experience in development management, with proven proficiency across planning, engineering, construction, and approval processes for medium-density, multi-family projects.

  • Strong educational background in a relevant discipline such as real estate development, planning, or construction management.

  • Experience with residential real estate development, municipal processes, and regulatory approvals.

  • Demonstrated expertise managing subdivision processes, including lot layout, servicing, zoning, and construction contracts.

  • Proven ability to coordinate effectively with authorities, consultants, architects, contractors, and utility companies.

  • Exceptional communication, organizational, and leadership skills.

  • Advanced proficiency with accounting and project management software, Adobe Suite, Bluebeam, and Microsoft Office Suite.

  • Strong negotiation, diplomacy, and conflict resolution skills.

  • Demonstrated commitment to integrity, accountability, and delivering high-quality results.

  • Ability to mentor and develop team members while maintaining a positive, solution-oriented culture.

  • Willingness to work full-time from the company’s head office in Kelowna, BC, with occasional travel as required.

      Salary Range: $140,000 – $180,000 (based on experience)
