Job Description
Our client is seeking a Manager, Community Development to lead all aspects of land and community development initiatives. This role is responsible for overseeing projects from planning through construction and delivery, ensuring timelines, budgets, and quality standards are met. The successful candidate will collaborate closely with internal teams, external builders, municipalities, and consultants to bring new communities to life, while aligning projects with market demand and company goals.
Responsibilities:
Lead and oversee community development projects from concept to completion.
Collaborate with sales, marketing, and product development teams to align lot types and housing product with market needs.
Manage consultants, contractors, and builders to ensure timely and cost-effective delivery of lots.
Review engineering, landscape, and amenity design drawings to ensure alignment with target market.
Attend and direct project and builder meetings, ensuring alignment and issue resolution.
Prepare, monitor, and report on project budgets, cost-to-complete forecasts, and financing approvals.
Oversee legal, municipal, and engineering approvals, including subdivision processes and development agreements.
Ensure safety, compliance, and quality standards are met through regular site inspections.
Negotiate agreements with municipalities and manage oversize recoveries.
Oversee homeowner associations, architectural guidelines, and show home parade landscaping.
Support long-term infrastructure planning and future community visioning.
Provide leadership oversight on departmental goals, corporate scorecard objectives, and KPI reporting.
Coach, mentor, and develop team members to achieve performance outcomes.
Requirements
8–10 years’ experience in real estate land development, with prior project management responsibility.
Post-secondary education in Engineering, Planning, or a related field; P.Eng. or CET designation an asset.
Strong knowledge of municipal approvals, land use planning, subdivision, and community development processes.
Proven ability to manage large-scale projects, budgets, and consultant/contractor relationships.
Skilled in financial oversight, including loan draw requests, cost control, and payables review.
Experience leading negotiations with municipalities and stakeholders.
Strong leadership and team management skills, with experience developing and motivating cross-functional teams.
Excellent communication skills, with the ability to present effectively to executives, municipalities, and external partners.
Track record of delivering projects on time, under budget, and with high quality and safety standards.
