Director of Leasing & Marketing

Job Description

Our client is seeking an experienced, results-driven Director of Leasing & Marketing to lead the strategic leasing and marketing efforts for a growing portfolio of multifamily residential properties, including both new developments and stabilized communities.

This role requires a proactive leader who can drive performance, develop and execute marketing campaigns, oversee lease-up strategies, and collaborate cross-functionally with internal teams. The ideal candidate brings deep expertise in residential leasing, team leadership, and marketing strategy, and thrives in a fast-paced, scaling environment.

Responsibilities:

  • Leasing Strategy & Execution

    • Develop and implement strategic leasing programs to meet occupancy and absorption goals

    • Partner with internal teams during planning phases to align leasing strategies with project timelines and market positioning

    • Oversee leasing operations across new and stabilized assets

    Marketing Campaigns & Brand Development

    • Lead development and execution of integrated marketing campaigns

    • Ensure consistency between digital presence, on-site branding, and corporate messaging

    • Analyze demographic and market data to shape targeted outreach efforts

    Financial Management

    • Prepare and manage leasing and marketing budgets

    • Track ROI on marketing efforts and recommend adjustments as needed

    • Forecast lease-up revenue and manage concession strategies in collaboration with finance

    Team Leadership & Training

    • Supervise and support the leasing & marketing team through coaching, training, and performance management

    • Develop cross-training opportunities and career development pathways in partnership with HR

    Market Research & Competitive Analysis

    • Conduct research to support pricing, unit mix, and amenity decisions

    • Monitor and respond to market trends and competitor activity

    • Create and present market intelligence reports to leadership

    Stakeholder Collaboration & Relationship Building

    • Build strong internal and external relationships across departments and industry networks

    • Ensure all leasing and marketing initiatives align with company goals and brand standards

    Operational Excellence

    • Monitor leasing performance and drive continuous improvement

    • Coordinate leasing milestones with construction schedules and ensure smooth handover to operations

    • Plan and execute grand opening events for new communities

    Other Responsibilities

    • Maintain industry knowledge and proactively adapt to evolving market conditions

    • Perform additional duties as required

Requirements

  • Bachelor’s degree in Business, Marketing, Real Estate, or a related field

  • Minimum 8 years of experience in multifamily leasing and marketing, including 3+ years in a leadership role

  • Proven track record of successful lease-up strategies and portfolio-wide marketing programs

  • Proficiency with property management systems (e.g., Yardi, OneSite, MRI) and MS Office

  • Experience with Adobe Creative Suite and digital marketing tools (SEO, SEM, CMS, etc.)

  • Strong writing, editing, and communication skills

  • Exceptional organizational and project management skills

  • Budget management and revenue forecasting experience

  • Passion for customer service and commitment to excellence
