Summary


Our client, a vertically integrated real estate company with national presence, is seeking an experienced National Director of Leasing & Marketing to lead strategy and performance across a growing portfolio of multifamily residential communities. Based in Kelowna, this individual will shape the leasing approach, enhance brand recognition, and drive occupancy for both new developments and stabilized properties. This is a unique opportunity to make a measurable impact, mentor a high-performing team, and help define the resident experience across a dynamic and expanding portfolio.

Reporting to the Vice President, Property Management, the Director will oversee leasing and marketing programs, collaborate with internal teams to meet project timelines and financial goals, and ensure alignment between brand strategy and execution. This role requires a strong blend of creativity, data-driven decision-making, and leadership to continuously improve performance and deliver results in a fast-paced environment.

Responsibilities:

  • Lead the development and execution of leasing strategies for both new developments and stabilized communities to achieve absorption goals.

  • Collaborate with Development, Finance, Marketing, and Operations teams early in the planning phase to ensure leasing strategies align with project timelines, proformas, and community positioning.

  • Manage and execute marketing campaigns to increase brand recognition, attract prospects, and enhance resident satisfaction across the portfolio.

  • Oversee the creation and deployment of integrated marketing campaigns tailored to each new community, ensuring alignment with branding guidelines and market positioning.

  • Ensure consistency between digital presence, on-site branding, and corporate messaging.

  • Analyze market demographics and psychographics to inform messaging and outreach strategies.

  • Develop detailed leasing and marketing budgets for new communities during pre-development and construction phases.

  • Partner with Finance and Development to forecast lease-up revenue, manage concession strategies, and align with overall financial models.

  • Develop and manage the annual leasing and marketing budget for the portfolio.

  • Track expenses and forecast leasing revenue to ensure budget adherence.

  • Monitor ROI on campaigns and provide actionable recommendations.

  • Manage concession strategies for vacancies and lease renewals.

  • Supervise and mentor the leasing and marketing team, providing coaching and development.

  • Conduct regular team meetings to reinforce standards, address challenges, and set clear objectives.

  • Work with HR to design cross-training and career development programs.

  • Manage performance evaluations and make salary and bonus recommendations.

  • Cultivate relationships with internal stakeholders and industry partners.

  • Collaborate across departments to ensure execution of strategies.

  • Deliver client satisfaction by aligning with company values.

  • Conduct research to assess supply/demand, rental pricing, and positioning.

  • Produce reports to support pricing, unit mix, and amenity offerings.

  • Monitor competitors and analyze traffic reports to ensure competitive positioning.

  • Oversee leasing operations, including listings, lead management, and events.

  • Monitor leasing performance and implement KPIs and corrective actions.

  • Execute leasing strategies for new and acquired properties.

  • Implement outreach marketing, open houses, and resident events.

  • Align leasing milestones with construction and turnover timelines.

  • Plan and execute grand openings for new communities.

  • Work with marketing and property management to deliver impactful events that drive awareness and attract prospects.

  • Stay up to date on multifamily trends, market risks, and opportunities.

  • Gather client and prospect feedback to enhance strategy.

  • Perform other duties as assigned.

Requirements

  • Bachelor’s degree in business, marketing, or related field

  • Minimum of 8 years of experience in multifamily marketing, leasing, and advertising

  • At least 5-7 years in a leadership role with demonstrated team management success

  • Proven track record of marketing strategy execution across a large or national portfolio

  • Experience with property management systems (e.g., Yardi, OneSite, MRI)

  • Advanced MS Office and Adobe Creative Suite skills

  • Strong business writing, editing, and communication skills

  • Solid understanding of digital marketing, SEO, SEM, CMS, and HTML

  • Excellent project management and multitasking ability

  • Strong customer service orientation with a focus on resident satisfaction

  • Budget and financial performance tracking experience

  • Proven ability to make data-driven marketing decisions
